Selling in four steps.
- 01
Valuation
We get to know the property and set a realistic price based on location, size, condition and demand.
- 02
Preparation and marketing
We prepare the presentation and reach the right buyers, including off-market.
- 03
Negotiation and Form F
We run the negotiation and prepare the MOU (Form F), protecting your interests.
- 04
NOC and DLD transfer
We obtain the developer's NOC and finalise the transfer at the Dubai Land Department.
What are you selling?
- Selling an apartment Selling an apartment in Dubai We run the sale of your apartment from valuation to transfer: the right price, strong presentation and buyers who are ready to proceed, not just browsing.
- Selling a villa Selling a villa in Dubai Selling a villa follows different rules from an apartment. Fewer buyers, higher sums and a greater need for discretion. We run it calmly and to the right people.
What is your property worth?
- Property valuation Property valuation in Dubai We tell you what your property is really worth, based on completed transactions rather than wishful listings. The initial valuation is free of charge and without obligation.
- Apartment valuation Apartment valuation in Dubai What your apartment is worth depends largely on the building, the floor level and the view. We value it on the basis of real transactions in the same tower and area.
- Villa valuation Villa valuation in Dubai A villa is harder to value than an apartment, because each one is different. The plot, the built-up area, the community and what is rare in it all count. We give a value with the reasoning.
- Penthouse valuation Penthouse valuation in Dubai A penthouse is rare by definition, so it rarely has close comparables. We value it differently: through what makes it exceptional, and through the few similar transactions.
- Free valuation Free property valuation in Dubai Find out the real value of your property, free of charge and without obligation. You do not have to sell straight away or sign anything. The point is for you to know where you stand.
- Online valuation Online property valuation in Dubai You do not need to be in Dubai to find out what your property is worth. We value it remotely from data, documents and photographs, telling you plainly where such an analysis has its limits.
How do we run the sale?
- Exclusive mandate Selling a property on an exclusive mandate in Dubai An exclusive mandate is not a restriction but a way to a better result. One accountable agent, one price and a consistent plan usually sell for more than a listing scattered across several agencies.
- Guide How to sell a property in Dubai The whole process step by step: from valuation and documents, through Form A and Form F agreements, to the NOC and the transfer at the Dubai Land Department. No jargon, with costs and order.
Special cases.
- Off-plan (assignment) Selling an off-plan property in Dubai You can sell an off-plan property before handover by assigning the rights to a new buyer. We guide you through the developer’s consent, the transfer and all the formalities.
- Non-resident Selling a property in Dubai as a non-resident You do not need to be in Dubai to sell a property here. We run the sale remotely: from the power of attorney and online verification to the DLD transfer and payment to your account.
- Fast sale Selling a property fast in Dubai Fast does not mean cheap. A sale is sped up by the right price, ready documents and buyers genuinely able to buy. We show what can be done without discounts.
We sell across Dubai.
We run sales in prestigious and emerging communities. Wherever your property sits, we will choose the right way to sell it and reach the right buyers.
Before you sell.
What is the commission when selling property in Dubai?
The standard agency fee is 2% of the sale price plus 5% VAT, set out in the contract (Form F). We agree the terms clearly before we begin the sale.
Can I sell property in Dubai from abroad?
Yes. The sale can be handled remotely, with identity verification online. Funds go directly to your UAE account. We run the whole process on your behalf.
Can I sell an off-plan property before handover?
Yes, through an assignment sale. This usually requires a set share of the price to be paid, the developer's approval (NOC) and a transfer in the Oqood register. We guide you through it all.
Do I pay capital gains tax when selling in Dubai?
In Dubai there is no capital gains tax on the sale of property. You should, however, budget for the NOC cost and the DLD transfer fees, among others.
