What we check before we recommend a project
A good or a poor off-plan purchase is decided by what happens before the contract is signed. We assess a project on the facts, not on the renders.
We look at the developer, the registration, the protection of payments and the setting that is yet to be built. Only once these stand up does a project reach you.
- The developer's track record. Whether they finish projects on time and to the standard promised. Completed buildings say more than a brochure.
- Registration with RERA and the DLD. A legitimate project is registered, and the sale is conducted in line with the emirate's law.
- The escrow account. Your payments go into the project's account and are released to the developer as construction progresses.
- Registration of your unit (Oqood). This preliminary entry secures your right to the specific home before handover.
- The area master plan. What will be built around the building and how the neighbourhood will change by the time you move in.

From reservation to handover of the keys
The route from reserving a unit to handover of the keys has a few clear stages, which you understand before you pay the first instalment. Payments are tied to construction progress, not to the calendar.
Below is the whole order of steps. It means you know from the outset what to expect and when.
- Reservation of the unit and an initial fee, which takes the home off the market.
- Sale and purchase agreement (SPA) with the developer and a payment schedule tied to construction.
- Further instalments paid as construction milestones are reached, not according to the calendar.
- Notice of completion and the call to take handover.
- Handover and a snagging inspection, before you confirm acceptance.
- Registration of ownership at the DLD and handover of the keys. After that, if you wish, letting and management.
