Dubai Marina is a community designed from scratch around a man-made canal, with one of the densest tower skylines in the city. We match the specific home to your goal and guide the purchase all the way to registration at the Dubai Land Department.

Character and the rhythm of life by the marina

Dubai Marina grew up around a dug canal, lined densely with residential towers. The spine of the community is the Marina Walk, a promenade several kilometres long with restaurants, cafes and moored yachts, alive from morning until late at night.

It is a busy, sociable place rather than a quiet one. The JBR beach and The Walk seafront arcade are close by, and getting around rests on two metro stations and a tram running along the water.

What you buy here

The offering is above all apartments across a very wide range of sizes. From compact studios, through one and two-bedroom layouts, to spacious units and the occasional penthouse at the top of the towers.

The key choice is the window aspect. A view of the marina and promenade is lively and striking in the evening; a view of the open sea tends to be calmer and brighter. Before we show you anything, we explain how the individual towers differ and how we run the purchase, so that from the start you look at a home the way we do.

Who Dubai Marina is for

The community appeals to two groups. Some want to live here because they value life by the water, the density of restaurants and everything within walking distance. Others look at the strong, steady demand from tenants, both long-term and short-term, driven by tourism and the nearby beach.

These two goals lead to different shortlists, which is why we first ask why you are buying. For your own use, daily comfort and the quiet higher above the promenade matter; for letting, what counts is the layout, the running costs and how quickly it finds a tenant.

What to watch for when buying

Dubai Marina is mature and some of the towers now have a few years behind them, so the quality of a home can differ markedly from one address to another. Before we recommend a specific apartment, we check a number of things that genuinely weigh on comfort and value.

  • The age and condition of the tower. Older buildings can be beautifully positioned, but call for attention to the state of the common areas, the lifts and the services.
  • The service charge. The rate per square foot differs between towers, and you pay it every year, so it counts as much as the purchase price.
  • The view and the floor. Closely spaced towers can block the view from lower floors; we check what you actually see from the window and the balcony.
  • Promenade noise. Homes right above the Marina Walk can be lively in the evenings; higher floors or the sea-facing side give you more quiet.

This way you choose well rather than quickly, and you know exactly what you are paying for. Tell us what matters most to you, and we will line up the towers that genuinely meet it.

FAQ

Frequently asked questions.

Can I buy anything other than an apartment in Dubai Marina?

In practice, no. The community is high-rise, so the offering is apartments, from studios to a handful of penthouses. There are no villas or houses here; we look for those in neighbouring areas.

A marina view or a sea view?

A view of the canal and promenade is lively and striking after dark, but noisier. A view of the open sea tends to be calmer and brighter during the day. We will show you homes on both sides so you can compare them in person.

Can a foreigner buy here outright?

Yes. The whole of Dubai Marina is freehold, so a buyer of any nationality takes full ownership of the home, registered at the Dubai Land Department.

How good is it here for getting around?

The community is served by two metro stations and the Dubai Tram line running along the water, and the JBR beach and The Walk arcade are close by. Getting around without a car is genuinely workable day to day.
