A new palm and its scale
Palm Jebel Ali is being built as the second, larger version of the idea that made Palm Jumeirah famous. It covers around 13 square kilometres, roughly twice the size of the older palm, and is designed as seven connected islands with sixteen fronds. Each frond is meant to give its own stretch of water and beach.
In all, close to 110 kilometres of coastline is due here, and the plan also allows for an extensive hotel and retail element. Today it is above all a construction site, with the island shapes reclaimed and the first fronds being released for building. Before signing, we work through the payment plan, the construction milestones and the clauses on delays with you.
If you buy a contract from another buyer before handover, we check the developer's assignment rules, the state of payments and any transfer fee. Yes. Palm Jebel Ali is a freehold zone, so a foreign buyer of any nationality can acquire a villa on full ownership, with no need to hold UAE residency. Most listings are currently sold during construction, either directly from the developer or by assignment of the contract.

Can I resell the contract before the villa is handed over?
Usually yes, by assignment of the contract, meaning the transfer of the rights under the agreement to a new buyer. The rules, the required level of payments and the transfer fee are set by the developer, so we check every such transaction with Nakheel before finalising.
