A green master community around a golf course

Dubai Hills Estate was conceived as a fully planned Emaar community, laid out around the eighteen-hole Dubai Hills Golf Club. Instead of dense building, you get wide green avenues, parks, pathways and low and mid-rise homes spread across a large site.

Daily life is held together by the Dubai Hills Mall along with local schools and clinics, so much can be done without leaving the community. The rhythm is calm and family-minded, closer to greenery than to nightlife.

What you buy here

The offering divides into three worlds. Villas in sub-communities such as Golf Place, Fairway Vistas and Parkway Vistas are large, detached homes with gardens, often with a view of the golf course. Townhouses in the Sidra and Maple areas are family layouts in a terrace, with a private garden and shared amenities.

Apartments are found in mid-rise buildings, among them Park Heights, Collective and Golf Suites, usually in one to three-bedroom layouts. Before we show you anything, we explain how the individual sub-communities differ and how we run the purchase, so that from the start you look at a property the way we do.

Who Dubai Hills Estate is for

This is a community conceived above all for families and for people looking for a permanent home. What matters here is greenery, space for children, proximity to schools and clinics and the quiet of a planned community, together with a quick run along Al Khail Road to Downtown and the Marina.

That is why we first ask how you want to live here. For some the key is a house with a garden close to a park and a school; for others, a comfortable apartment with a view of greenery and easy upkeep. These goals lead to different shortlists.

What to watch for when buying

Dubai Hills Estate is still growing, and the individual sub-communities are at different stages. Before we recommend a specific property, we check a number of things that genuinely weigh on comfort and value.

  • The build stage of the sub-community. Some areas are fully handed over, others are still rising; we check whether building sites are still active around a home.
  • The distance to the mall and schools. The community is expansive, so the walk to the Dubai Hills Mall, a school or a park varies; we measure it realistically for the specific address.
  • The orientation and outlook of the plot. In villas and townhouses, the direction of the garden and the view of the golf course or park strongly affect comfort and price.
  • The service charge. The rate differs between projects and property types, and you pay it every year, so it counts as much as the purchase price.

This way you choose well rather than quickly, and you know exactly what you are paying for. Tell us what matters most to you, and we will line up the sub-communities that genuinely meet it.

FAQ

Frequently asked questions.

A villa, townhouse or apartment in Dubai Hills Estate?

All three are available. Villas are large houses with gardens in areas such as Golf Place and Fairway Vistas; townhouses are family layouts in a terrace in Sidra and Maple; and apartments are found in mid-rise buildings such as Park Heights and Golf Suites. The choice depends on budget and on how you want to live here.

Is it a good community for a family with children?

Yes, it was designed with families in mind. Plenty of greenery and parks, schools and clinics within the community, and the Dubai Hills Mall on site mean that much can be done without leaving the area.

How far is it to Downtown and the Marina?

The community sits beside Al Khail Road, so access is quick. Downtown is usually about 15 minutes by car and Dubai Marina about 20 minutes, though the time depends on the hour and the specific sub-community.

Can a foreigner buy here outright?

Yes. The whole of Dubai Hills Estate is freehold, so a buyer of any nationality takes full ownership of the property, registered at the Dubai Land Department.
